Commercial EV Chargers

Offices. Plazas. Business Parks. Complexes.

EV chargers for commercial properties across India — from single-tower office parking to multi-tenant business parks. Type 2 AC chargers from 3.3 kW to 22 kW with OCPP 1.6J / 2.0.1, per-session metering, and help with OCPP integration. One vendor for the charger hardware and the metering layer that keeps tenant billing honest.

Why commercial properties are deploying EV charging

Four commercial drivers that move EV charging from 'nice to have' to lease-renewal-critical.

Tenant Amenity & Lease Value

Tenants increasingly ask for EV-ready parking when choosing Class A space. Offering it helps a building compete for and keep occupiers.

ESG Reporting Data

Tenants preparing BRSR or other ESG disclosures want emissions data they can trace. Metered kWh per charging session gives them a clean data source for their reporting.

Demand Charge Risk

Many chargers running together can raise a commercial property's maximum demand and the demand charge on the bill. Size the supply for the chargers you install, and meter the charger feeder with Titan so you can see the demand they add.

CPO Revenue Share

Many commercial complexes prefer to let a CPO operate the chargers on a revenue share. Our chargers speak OCPP 1.6J and 2.0.1, we help with integration to the CPO's platform, and for bulk orders we can adapt firmware to suit it.

Deployment by complex type

The right charger mix depends on tenant type, parking layout, and operational model.

Office Buildings

6–24 × 7.4 kW / 11 kW Type 2 chargers in the tenant parking floors. RFID cards issued per tenant, so the charging management system can bill each tenant's sessions.

Business Parks / Tech Parks

20–100 × 11 kW or 22 kW Type 2 chargers across common-area parking. Single-CPO-managed or tenant-managed zones. At this scale, plan the supply capacity carefully — our chargers do not do dynamic load balancing.

Mixed-Use Complexes

Mix of AC chargers for residents (7.4 kW, overnight) and higher-power AC chargers for visitors (11–22 kW). Separate billing per user group.

Industrial Estates / Warehousing

22 kW Type 2 AC chargers for tenant van fleets that charge overnight or between logistics windows. Our range is AC only; fleets needing DC fast charging should pair our AC chargers with a specialist DC supplier.

What we supply, and what your contractor does

Tech OVN supplies the chargers and meters, a bill of quantities, commissioning support and help with OCPP integration to your chosen CPO or charging management system. For bulk orders we can adapt charger firmware to suit your platform. Site surveys, SLD design, DB modification, cable routing, bay marking and signage are done by your electrical contractor.

Because we also make the Titan smart energy meter, you get a single-vendor stack: EV charger hardware + smart metering for per-tenant allocation + demand visibility + the cloud dashboard, all from the same engineering team.

Frequently asked questions

Six questions asset managers and facility directors ask before approving a commercial EV charging deployment.

Three common structures: (a) landlord-capex, recovered via CAM (common area maintenance) or a parking premium; (b) tenant-capex, installed in tenant-dedicated bays; (c) CPO-operated, little or no landlord capex, on a revenue share. Each has tax and accounting implications — consult your CA before signing.
Make more bays EV-capable (conduits and DB space in place) than you equip on day one, and add chargers as tenants ask for them. Check your state's building rules — Maharashtra's 2025 policy, for example, requires new commercial buildings to make at least 50% of parking EV-ready and existing ones to retrofit at least 20%. Spare conduits and DB space from day one cut future retrofit cost.
Commercial tariffs charge for maximum demand (₹/kVA monthly), and a bank of chargers running together adds to it. Our chargers do not do dynamic load balancing, so size the connection for the chargers you install. A Titan meter on the incomer and charger feeder shows the demand in real time, and its relay output can drive an external contactor or alarm; Titan doesn't decide what to shed — you choose and wire the load. See our energy monitoring solution for the data layer.
Yes. Where there is rooftop solar, encourage charging in daylight hours. Titan meters on the solar, grid, EV charging and tenant feeders show how energy flows between them, so the data for fair allocation is there.
It depends on the state. Uttar Pradesh pays 20% of capital cost up to ₹10 lakh per public station, Karnataka 25% up to ₹10 lakh for fast-charging stations, and Tamil Nadu cuts demand and daytime energy charges. Delhi's 2026 policy has no per-charger grant. Centrally, PM E-DRIVE funds public stations at transit hubs and government sites but not private chargers. See our state-wise EV policy guide for sources.
Catalogue chargers ship from stock for regular orders; orders of 200 units or more take about 4 weeks. Your electrical contractor handles the SLD, DB modifications and civil work, and we support commissioning and the OCPP integration with your chosen charging management system or CPO.

Beyond EV: per-tenant billing & common-area metering

Commercial complexes are where multi-tenant sub-metering earns its keep — a Titan meter on each tenant feed means CAM (common-area maintenance) charges reconcile to measured kWh, not estimates. Common-area lighting, lifts, HVAC, and pump rooms each get their own meter, giving landlords and facility managers a defensible allocation, less tenant friction, and a real-time view of building load. How you recover electricity costs from tenants should follow your lease and your state's electricity rules on resale. Same dashboard, same vendor as the EV chargers.
